How much does an EPC cost in Lancashire?
If you need an Energy Performance Certificate for your home, you probably want three things: a clear price, an appointment that fits your diary and someone you can contact directly.
I'm Richard, the domestic energy assessor behind Measured EPC. I'm based near Garstang and work across selected Lancashire postcodes. Here is how my pricing works, what your assessment includes and how to get ready for the visit.

For properties in my standard pricing area, the current prices are:
Studio or 1 bedroom: £59
2 or 3 bedrooms: £69
4 bedrooms: £79
5 bedrooms: £99
6 or more bedrooms: contact me for a quote

What is included in the price?
Your booking includes the assessment at the property, EPC lodgement and your digital certificate. You deal directly with me, from arranging the visit through to receiving the certificate.
When comparing quotes, check the total payable for your postcode and property size, whether certificate lodgement is included and who will actually visit. A clear quote makes it easier to choose the right service for your home.
Do you already have a valid EPC?
Before paying for a new assessment, it is worth checking the official energy certificate register. You can search by postcode to find an existing certificate.
An EPC rates a property's energy efficiency from A to G and includes recommendations for improvements. Certificates are normally valid for 10 years, unless a newer certificate replaces the earlier one. If you are selling or letting, check whether the existing certificate is still valid and suitable for your situation. Read the official EPC guidance.
What happens during an EPC assessment?
I visit the property to gather the information needed for its domestic energy assessment. This includes the property's construction, insulation, windows, heating and hot-water systems. Access to all rooms is important, along with the loft where it can be safely accessed.
You do not need to make the house look like a show home. The useful preparation is making the relevant areas accessible and having any supporting documents ready.
How to prepare for the visit
Arrange access to all rooms, including any tenant or agent access needed.
Keep the route to the boiler, hot-water cylinder, heating controls and meters clear.
Let me know about loft access or anything that may make access difficult.
Have any insulation, extension or installation documents available, if you have them.
Tell me beforehand about an unusual layout, a large extension or other property details you are unsure about.

Booking an EPC in Lancashire
